The Social Media Lead-Gen Playbook

How an agent actually generates leads on social. Not likes. Not followers. Real conversations that turn into clients.

The feed doesn't pay you. The DM does.

Posting is just the warmup. The lead lives in the comments and the DMs. Take anyone who liked, commented, or followed you and start a real conversation. Two or three a day, five days a week, is a full pipeline in a year.

Most agents run social backwards. They post, they hope, they check the likes, and they wonder why the phone never rings.

Social isn't a billboard. It's a room full of people. Leads don't come from posting into the room and walking away. They come from talking to the people in it. The agents who win aren't the ones with the prettiest feed. They're the ones starting the most conversations.

Flip the model. Your posts aren't the product, they're the excuse to start a conversation. The lead lives in the comments, the DMs, the replies. That's the part almost everybody skips.

Here's the whole system. The posts that start conversations, a twenty-minute daily routine, the words to turn a like into a real talk, how to catch people who are quietly about to move, and how to get them into your CRM. There's an honest AI angle too, and a plug-and-play kit at the bottom.

Part one

The five posts that actually start conversations

Stop posting vanity content. These five pull a real reply out of a real person. Rotate them and skip everything else.

Be the person who knows the area

New coffee shop, school ratings, why that street sells faster. Be the local voice and quiet movers start watching you.

How earnest money works. Rent versus buy math. One clear answer per post proves you know your job without saying "hire me."

Walking a listing, negotiating late, the closing table, the ugly house you saw today. People hire people they feel they know.

A question, a poll, "drop a house emoji if you've wondered what your place is worth." Make it easy and hands go up.

Plants: a comment or a raised hand, which is a warm lead you can DM.

Let them see the actual you

Family, workout, faith, the team you cheer for, the meal you cooked. Enough that you're a person, not a logo.

Plants: "Oh, I like this person," which is where every relationship starts.

You don't need all five every day. Run a weekly rotation, mix the pillars, and always end a post with something that invites a reply. A post with no on-ramp to a conversation is just decoration.

Part two

The daily social DMO

Twenty minutes, same window every day. This is the part that generates leads, not the posting. Check each block as you run it, then log your DMs to your coach.

Your 20-minute daily move

Run these four, in order

Real comments on 10 to 15 posts from past clients, local businesses, target neighborhoods. Not "great post."

Scan saved searches and local groups for buying or selling signals. Answer one or two helpfully.

Take anyone who liked, commented, or followed you and start a genuine conversation. This is the money block.

How many real DM conversations did you start? Two or three a day is a full pipeline in a year. Send it and your coach sees the reps.

Coach's note

The block that scares people is the DM block, so they skip it and just post. Then they wonder why nothing happens. Posting is the warmup. The DM is the game. If you only do one block, do the last one. Take the people who already showed a little interest and go talk to them like a human. That alone will change your year.

Part three

From a like to a DM to a real conversation

This is where agents freeze. Somebody likes your post, you don't know what to do next, so you do nothing. A like is a tiny raised hand. Here's how you turn it into a conversation without being weird. The rule is simple. Lead with them, never with real estate.

The warm opener

"Hey [name], thanks for the love on that post. I saw you're over in [area] too. How long have you been in the neighborhood?"

For anyone who liked or commented. No pitch. You're just being a friendly local. Let them answer and let it breathe.
The new follower hello

"Appreciate the follow, [name]. I try to keep this page actually useful for people in [city], real estate stuff without the fluff. Anything you're curious about in the market right now? Happy to help either way."

Send this to new followers within a day. Half of them will tell you exactly what's on their mind, and sometimes that's a move.
The signal response

"Saw your post about maybe outgrowing your place, congrats on the growing family by the way. No pressure at all, but if you ever want to know what your home could sell for or what your options look like, I'm always happy to run the numbers. Reach out anytime."

For someone who dropped a real buying or selling signal. Acknowledge the life thing first, offer value second, and hand them an easy no. That's what makes it land.

Notice what none of these do. They don't beg, they don't hard sell, they don't open with "are you looking to buy or sell." They start a human conversation and let real estate come up on its own, which it almost always does once the person likes you.

Part four

Social listening: catch people before they move

People announce their moves long before they call an agent. They just don't announce it to an agent, they post it to their friends. New baby, new job, empty nest, a "should we finally sell" in a neighborhood group. Every one is a lead standing in the open. Social listening is the habit of watching for them and answering like a helpful neighbor, not a salesperson.

Coach's note

The mistake here is pouncing. Somebody posts about a new baby and an agent slides in with "congrats, need to sell?" Everyone can feel that. Do the opposite. Congratulate them like a real person, add value with no strings, plant a seed they can pick up when they're ready. Slow is smooth and smooth is fast. Helpful always beats hungry.

Part five

Turn followers into a database

A follower isn't a lead. It's a stranger who likes your content on a platform you don't own. If the algorithm shifts or your account gets locked, they're gone. The whole point is to move people off the platform and into a list you control, so they actually get worked.

The flow is simple. Someone engages, you start a DM, it gets real, and at the right moment you get their contact info into your CRM. The platform is the front door. Your CRM is the house.

If you're running Follow Up Boss or any real CRM, this dovetails perfectly. Every social conversation becomes a tagged contact on an automated cadence, so nobody you talked to ever slips through the cracks. Your feed feeds your database, and your database is what pays you for years.

Coach's note

This is the step that separates agents who "do social" from agents who get business from social. The ones who get business treat every DM like a lead capture. Name in the system, source tagged, next touch scheduled, same day. I set this up with my agents so the social lead lands in the CRM and the daily list builds itself. The tool matters less than the habit. Capture everything, work everything.

Part six

The AI angle, the honest version

AI won't build relationships for you. Anyone selling a bot that "generates leads on autopilot" is selling you a headache. What AI does is take the friction out of the parts that keep you from showing up. A force multiplier on the work, not a replacement for it. Used right, it gives you back an hour a day.

Where it genuinely helps

"AI handles the busywork so you can do the human work. The relationship is still yours to build."

The line to never cross is letting AI pretend to be you in a real conversation. People can feel a bot, and trust is the whole business. Use it to draft, schedule, listen, and prep. Then you show up as a human for the part that counts.

Part seven · Folded in from the Instagram Relationship Playbook

Turn a captured handle into a client

Everything above works the people who find you in the feed. This is the other half: the handles you collect out in the world. You meet someone, grab their Instagram, and then it dies in your DMs. That's a lead you threw away. Instagram isn't where you pitch, it's where you build the relationship until real estate comes up on its own.

"Don't collect more handles. Work the ones you have. Same twenty people this week, a few real touches each, until the door opens."

Five moves, handle to client

The befriend DM (within 24 hours)

"Hey! Great running into you at yoga today. Following you so we stay connected. Have a good one."

Ties back to where you met. No pitch. Just a human hello.
The bridge (once it's warm)

"By the way, I do real estate here in the area. If you or anyone you know is ever thinking about buying or selling, I've got you. No pressure, just want you to know I'm here."

Let it come up light after a few real touches, never on the first DM.
Move it off the app

"Let's not just do this over DM. What's the best number for you? I'll send you a couple things you'll actually find useful."

The second you get a number, log it and give it a next step. A DM friend with no follow-up is still just a DM friend.

Write me, in a warm casual voice like a real person texts: 3 short "nice to meet you" opener DMs that reference where we met, 3 genuine ways to engage someone's posts or stories without being salesy, one light one-line way to mention I'm in real estate after we've connected a bit, and one line to move the conversation to a phone number. Keep every message short enough to send from my phone without overthinking it.

Five real DMs a day is your floor here, same twenty people, a few touches each, until real estate comes up on its own. No tracker to feed, no pipeline to babysit. Just show up in their world like a friend and let the business follow. You already got the hard part, they gave you the handle. Now genuine first, business second. Do that and people come to you.
